Eviction is a legal process. If you follow the process of property management I’ve set out in my book, you will be on the right side of the law. Should you have to go the route of eviction, then it should be a relatively straightforward process.

Maintenance is part of owning and managing a property. I don’t teach you how to maintain your property, but I do talk about maintenance inspections and who is responsible for what in terms of repairs to your property.
